U Debeljaku, općini Sukošan kraj Zadra, dogodila se situacija koja je prijavljena DORH-u. Kći HDZ-ovog županijskog vijećnika Nikice Čalušića, Ana Surać, kupila je općinsko zemljište namijenjeno rješavanju stambenog pitanja mladih po povlaštenoj cijeni. Nakon toga je sagradila luksuznu vilu koju sada prodaje po znatno višoj cijeni.

Natječaj za prodaju zemljišta raspisala je Općina Sukošan u ožujku 2013. godine. Uvjeti natječaja su bili povoljni, a zemljišta su se prodavala po cijeni od 45 kuna po kvadratu. Kao dodatnu pogodnost, općina je odredila da će natjecatelj koji ponudi najvišu cijenu za pojedinu česticu, a udovoljava svim uvjetima, platiti samo 25 posto od ponuđene cijene.

Surać je na natječaju ponudila najvišu cifru za parcelu od 909 kvadrata, od 50 kuna po kvadratu, javljaju 24 sata.

Kako joj je općina dopustila da plati samo 25 posto ponuđene cijene, proizlazi da je platila 12.5 kuna po kvadratu. Odnosno, građevinsko zemljište od 909 kvadrata je plaćeno oko 1500 eura.

Ostali uvjeti su bili jednostavni; budući vlasnik ne smije biti stariji od 40 godina, mora imati bar deset godina prebivalište u Sukošanu i ne smije imati riješeno stambeno pitanje.

Iako je uvjet natječaja bio da kupci ne smiju prodavati zemljište narednih 10 godina, vila koju je Ana Surać izgradila na tom zemljištu trenutno je oglašena za prodaju, pošto taj rok ističe 10. veljače 2024. Cijena je 750.000 eura., što je gotovo 500 puta viši iznos od onog za kojeg je kupljeno zemljište.

Vila je sagrađena 2017. godine, površine 360 kvadrata, s bazenom, vrtom, četiri spavaće sobe, sjenicom i podrumom. Već se godinama iznajmljuje i reklamira kao Villa Providenca. U špici sezone iznajmljuje se po cijeni od preko 600 eura po noćenju.

U prosincu 2018. godine je zadarski župan dodijelio nagradu namijenjenu najboljim iznajmljivačima u Zadarskoj županiji, u kategoriji kuća za odmor.

Petra Žitko, županijska vijećnica iz Akcije mladih, upozorila je na ovu situaciju te je prijavila slučaj DORH-u i USKOK-u. Žitko smatra da je natječaj trebao poticati mlade ljude da si jeftinije osiguraju stan, a ne da ga netko zloupotrebljava za vlastitu dobit.

- Svi kupci su morali u roku od 3 godine od zaključenja kupoprodajnog ugovora ishoditi građevinske dozvole, kao i započeti izgradnju stambenih objekata ... Po svemu viđenome, natječaj je služio kao paravan za pojedince da bi se obogatili na leđima svih onih koji se nisu prijavili samo zbog stavke o ishođenju dozvole i početka građenja u roku od tri godine - rekla je vijećnica.

Surać je odbacila optužbe i istaknula da ima pravo prodati vilu. Tvrdi da je ugovor predvidio mogućnost otuđenja, uz plaćanje razlike u cijeni općini. Dakle, morat će refundirati iznos kalkuliran po početnoj cijeni od oko 50 kuna po kvadratu. 

Također, navodi da nije prekršila uvjete natječaja jer se ugovorom nije zabranjeno iznajmljivanje vile i prigovara kako "nije u redu provlačiti po medijima samo nju, od njih 14 koji su napravili tamo kuće".

Poručila je i kako je sad iz principa neće maknuti iz prodaje.

U Debeljaku, općini Sukošan kraj Zadra, dogodila se situacija koja je prijavljena DORH-u. Kći HDZ-ovog županijskog vijećnika Nikice Čalušića, Ana Surać, kupila je općinsko zemljište namijenjeno rješavanju stambenog pitanja mladih po povlaštenoj cijeni. Nakon toga je sagradila luksuznu vilu koju sada prodaje po znatno višoj cijeni.

Natječaj za prodaju zemljišta raspisala je Općina Sukošan u ožujku 2013. godine. Uvjeti natječaja su bili povoljni, a zemljišta su se prodavala po cijeni od 45 kuna po kvadratu. Kao dodatnu pogodnost, općina je odredila da će natjecatelj koji ponudi najvišu cijenu za pojedinu česticu, a udovoljava svim uvjetima, platiti samo 25 posto od ponuđene cijene.

Surać je na natječaju ponudila najvišu cifru za parcelu od 909 kvadrata, od 50 kuna po kvadratu, javljaju 24 sata.

Kako joj je općina dopustila da plati samo 25 posto ponuđene cijene, proizlazi da je platila 12.5 kuna po kvadratu. Odnosno, građevinsko zemljište od 909 kvadrata je plaćeno oko 1500 eura.

Ostali uvjeti su bili jednostavni; budući vlasnik ne smije biti stariji od 40 godina, mora imati bar deset godina prebivalište u Sukošanu i ne smije imati riješeno stambeno pitanje.

Iako je uvjet natječaja bio da kupci ne smiju prodavati zemljište narednih 10 godina, vila koju je Ana Surać izgradila na tom zemljištu trenutno je oglašena za prodaju, pošto taj rok ističe 10. veljače 2024. Cijena je 750.000 eura., što je gotovo 500 puta viši iznos od onog za kojeg je kupljeno zemljište.

Vila je sagrađena 2017. godine, površine 360 kvadrata, s bazenom, vrtom, četiri spavaće sobe, sjenicom i podrumom. Već se godinama iznajmljuje i reklamira kao Villa Providenca. U špici sezone iznajmljuje se po cijeni od preko 600 eura po noćenju.

U prosincu 2018. godine je zadarski župan dodijelio nagradu namijenjenu najboljim iznajmljivačima u Zadarskoj županiji, u kategoriji kuća za odmor.

Petra Žitko, županijska vijećnica iz Akcije mladih, upozorila je na ovu situaciju te je prijavila slučaj DORH-u i USKOK-u. Žitko smatra da je natječaj trebao poticati mlade ljude da si jeftinije osiguraju stan, a ne da ga netko zloupotrebljava za vlastitu dobit.

- Svi kupci su morali u roku od 3 godine od zaključenja kupoprodajnog ugovora ishoditi građevinske dozvole, kao i započeti izgradnju stambenih objekata ... Po svemu viđenome, natječaj je služio kao paravan za pojedince da bi se obogatili na leđima svih onih koji se nisu prijavili samo zbog stavke o ishođenju dozvole i početka građenja u roku od tri godine - rekla je vijećnica.

Surać je odbacila optužbe i istaknula da ima pravo prodati vilu. Tvrdi da je ugovor predvidio mogućnost otuđenja, uz plaćanje razlike u cijeni općini. Dakle, morat će refundirati iznos kalkuliran po početnoj cijeni od oko 50 kuna po kvadratu. 

Također, navodi da nije prekršila uvjete natječaja jer se ugovorom nije zabranjeno iznajmljivanje vile i prigovara kako "nije u redu provlačiti po medijima samo nju, od njih 14 koji su napravili tamo kuće".

Poručila je i kako je sad iz principa neće maknuti iz prodaje.

U Debeljaku, općini Sukošan kraj Zadra, dogodila se situacija koja je prijavljena DORH-u. Kći HDZ-ovog županijskog vijećnika Nikice Čalušića, Ana Surać, kupila je općinsko zemljište namijenjeno rješavanju stambenog pitanja mladih po povlaštenoj cijeni. Nakon toga je sagradila luksuznu vilu koju sada prodaje po znatno višoj cijeni.
