Iz Agencije za pravni promet i posredovanje nekretninama 25. travnja je na adrese budućih 88 stanara POS-ove zgrade na Crvenim kućama poslana obavijest u kojoj stoji da su „nastupile okolnosti” koje „nužno dovode do odgađanja roka predaje stanova u posjed”. U toj je zgradi prodano 88 stanova, a novi su stanari po predugovoru o prodaji trebali useliti 31. ožujka, ali je rok useljenja pomaknut na 15. svibnja ove godine jer HEP višestambenu zgradu nije priključio na elektroenergetsku mrežu.

Nakon toga, struja je stigla u POS-ovu zgradu, obavljen je tehnički pregled, pa je 28. travnja izdana pravomoćna uporabna dozvola. Međutim, od useljenje 15. svibnja neće biti ništa, jer je iz APN-a stigla nova obavijest s novim rokom – 31. srpnja.

Državna je agencija kao investitor zaprimila zahtjev izvođača radova, tvrtke „Lavčević”, za „priznavanje povećanja cijene radova usljed poremećaja na tržištu građevinskog materijala i proizvoda”! Taj opsežan zahtjev za korekciju cijene kvadratnog metra stana i njegovu opravdanost APN tek treba analizirati, da bi nakon toga mogla biti formirana konačna kupoprodajna cijena stanova. Po mišljenju APN-a, razlog odgode predaje ključeva budućim stanarima je „viša sila” („globalni poremećaj na tržištu”), pa je isključena odgovornost APN-a za zakašnjenje.

Na kraju, kupci su dobili mogućnost da u roku od osam dana – raskinu predugovor o kupnji! Ugovore o kupnji, kažu iz APN-a, „nije moguće sklopiti niti je moguće organizirati primopredaju stanova bez sklopljenih ugovora". Pritom, dok zahtjev „Lavčevića” ne analiziraju stručni nadzor i konzalting, nije moguće odgovoriti na pitanje hoće li se povećati kupoprodajna cijena. Dakako da je ta obavijest izazvala uzbunu među ljudima koji su računali na useljenje 15. svibnja, a mnogi od njih su s tim datumom otkazali ugovore o podstanarstvu, dok neki još istovremeno vraćaju rate za podignute kredite i plaćaju podstanarstvo.

Po neslužbenim informacijama, „Lavčević” od APN-a traži povećanje cijene izvedenih radova za šest milijuna kuna. Svaki kvadratni metar POS-ovih stanova kupci su po predugovoru trebali platiti 1.193 eura, ali sada ne znaju hoće li cijena biti uvećana i za koliko. Po već spomenutim predugovorima, predviđena je mogućnost izmjene cijena do 7 posto, što znači da bi svaki kvadratni metar mogao biti skuplji za oko 83,5 eura.

U zadarskoj gradskoj upravi su se našli u nezgodnoj poziciji: oni tvrde da su sve svoje obveze u izgradnji POS-ovih stanova uredno i na vrijeme ispunili i da sada nemaju nikakvih formalnih ovlasti za ubrzanje useljenja novih stanara zgrade na Crvenim kućama. Unatoč tome, iz gradske uprave najavljuju da će brzo uspostaviti kontakt s APN-om i Ministarstvom graditeljstva ne bi li se makar ubrzala analiza ”Lavčevićevog” zahtjeva za poskupljenje. Neslužbeno, u razgovorima između APN-a, „Lavčevića” i Ministarstva sporno je od kojeg se datuma može tražiti poskupljenje: od trenutka kada su pristigle ponude ili od datuma potpisivanja ugovora.

Grad kupuje 6 "kadrovskih stanova"

Na Crvenim kućama je izgrađeno ukupno sto stanova od kojih nije prodano 12. Za te je stanove bilo zainteresirano Ministarstvo branitelja koje bi tamo željelo smjestiti stradalnike Domovinskog rata. Kako je interes za kupnju stanova iskazao i Grad Zadar, postignut je dogovor po kojemu će Ministarstvo i Grad dobiti po šest stanova.

Odobri li to Gradsko vijeće, u šest gradskih stanova trebali bi useliti neophodni liječnici specijalisti Opće bolnice Zadar i znanstveni kadar Sveučilišta u Zadru.

Iz Agencije za pravni promet i posredovanje nekretninama 25. travnja je na adrese budućih 88 stanara POS-ove zgrade na Crvenim kućama poslana obavijest u kojoj stoji da su „nastupile okolnosti” koje „nužno dovode do odgađanja roka predaje stanova u posjed”. U toj je zgradi prodano 88 stanova, a novi su stanari po predugovoru o prodaji trebali useliti 31. ožujka, ali je rok useljenja pomaknut na 15. svibnja ove godine jer HEP višestambenu zgradu nije priključio na elektroenergetsku mrežu.

Nakon toga, struja je stigla u POS-ovu zgradu, obavljen je tehnički pregled, pa je 28. travnja izdana pravomoćna uporabna dozvola. Međutim, od useljenje 15. svibnja neće biti ništa, jer je iz APN-a stigla nova obavijest s novim rokom – 31. srpnja.

Državna je agencija kao investitor zaprimila zahtjev izvođača radova, tvrtke „Lavčević”, za „priznavanje povećanja cijene radova usljed poremećaja na tržištu građevinskog materijala i proizvoda”! Taj opsežan zahtjev za korekciju cijene kvadratnog metra stana i njegovu opravdanost APN tek treba analizirati, da bi nakon toga mogla biti formirana konačna kupoprodajna cijena stanova. Po mišljenju APN-a, razlog odgode predaje ključeva budućim stanarima je „viša sila” („globalni poremećaj na tržištu”), pa je isključena odgovornost APN-a za zakašnjenje.

Na kraju, kupci su dobili mogućnost da u roku od osam dana – raskinu predugovor o kupnji! Ugovore o kupnji, kažu iz APN-a, „nije moguće sklopiti niti je moguće organizirati primopredaju stanova bez sklopljenih ugovora". Pritom, dok zahtjev „Lavčevića” ne analiziraju stručni nadzor i konzalting, nije moguće odgovoriti na pitanje hoće li se povećati kupoprodajna cijena. Dakako da je ta obavijest izazvala uzbunu među ljudima koji su računali na useljenje 15. svibnja, a mnogi od njih su s tim datumom otkazali ugovore o podstanarstvu, dok neki još istovremeno vraćaju rate za podignute kredite i plaćaju podstanarstvo.

Po neslužbenim informacijama, „Lavčević” od APN-a traži povećanje cijene izvedenih radova za šest milijuna kuna. Svaki kvadratni metar POS-ovih stanova kupci su po predugovoru trebali platiti 1.193 eura, ali sada ne znaju hoće li cijena biti uvećana i za koliko. Po već spomenutim predugovorima, predviđena je mogućnost izmjene cijena do 7 posto, što znači da bi svaki kvadratni metar mogao biti skuplji za oko 83,5 eura.

U zadarskoj gradskoj upravi su se našli u nezgodnoj poziciji: oni tvrde da su sve svoje obveze u izgradnji POS-ovih stanova uredno i na vrijeme ispunili i da sada nemaju nikakvih formalnih ovlasti za ubrzanje useljenja novih stanara zgrade na Crvenim kućama. Unatoč tome, iz gradske uprave najavljuju da će brzo uspostaviti kontakt s APN-om i Ministarstvom graditeljstva ne bi li se makar ubrzala analiza ”Lavčevićevog” zahtjeva za poskupljenje. Neslužbeno, u razgovorima između APN-a, „Lavčevića” i Ministarstva sporno je od kojeg se datuma može tražiti poskupljenje: od trenutka kada su pristigle ponude ili od datuma potpisivanja ugovora.

Grad kupuje 6 "kadrovskih stanova"

Na Crvenim kućama je izgrađeno ukupno sto stanova od kojih nije prodano 12. Za te je stanove bilo zainteresirano Ministarstvo branitelja koje bi tamo željelo smjestiti stradalnike Domovinskog rata. Kako je interes za kupnju stanova iskazao i Grad Zadar, postignut je dogovor po kojemu će Ministarstvo i Grad dobiti po šest stanova.

Odobri li to Gradsko vijeće, u šest gradskih stanova trebali bi useliti neophodni liječnici specijalisti Opće bolnice Zadar i znanstveni kadar Sveučilišta u Zadru.

Iz Agencije za pravni promet i posredovanje nekretninama 25. travnja je na adrese budućih 88 stanara POS-ove zgrade na Crvenim kućama poslana obavijest u kojoj stoji da su „nastupile okolnosti” koje „nužno dovode do odgađanja roka predaje stanova u posjed”. U toj je zgradi prodano 88 stanova, a novi su stanari po predugovoru o prodaji trebali useliti 31. ožujka, ali je rok useljenja pomaknut na 15. svibnja ove godine jer HEP višestambenu zgradu nije priključio na elektroenergetsku mrežu.
