Predsjednik Županijskog vijeća HSP-a Mate Lukić poslao je priopćenje na temu prodaje 170 tisuća kvadratnih metara građevinskog zemljišta u turističkoj zoni Posedarje - Svrdlac Ivandići u Općini Posedarje. Priopćenje prenosimo u cijelosti.
Načelnik Općine Posedarje je već jednom raspisao natječaj čija je početna cijena kvadrata bila uistinu smješna. Riječ je o 20 eura po metru kvadratnom, ali ga je nakon raspisivanja i poništio.
Naime, Općina Posedarje opet je raspisala natječaj u odnosu na dio čest.zem. 143/236 (nove oznake 143/488) i dio čest.zem. 143/125 (nove oznake 143/489), sve k.o. Posedarje, a koje nekretnine su bile predmet prodaje putem javnog natječaja za prodaju građevinskog zemljišta u Turističkoj zoni Posedarje- Svrdlac, Ivandići.
Riječ je o nekretninama na kojima je predviđena izgradnja od 450 vila te iste imaju direktan pristup moru, odnosno nalaze se u samom obalnom pojasu, koji za to područje još nije definiran.
Natječaj je ponovno poništen iz razloga što je tržišna vrijednost nekretnina postavljena suviše nisko s obzirom na njihovu stvarnu vrijednost i s obzirom da su se druge nekretnine u neposrednoj blizini prodavale za višestruko veće iznose.
Riječ je o nekretninama za koje nije određena granica pomorskog dobra.
Sve dok se granica pomorskog dobra ne odredi, neće se sa sigurnošću moći ni utvrditi tržišna vrijednost nekretnina, a svaki ugovor o kupoprodaji takvog zemljišta bi bio ništav.
No, ono što je jednako važno navedenom jest činjenica da je na tom području planirana izgradnja 450 vila te bi takav pothvat u tom području zasigurno izazvao onečišćenje Novigradskog mora.
Ovo nije problem općine Posedarje i lokalnih mještana. Ovo je problem i svih susjednih općina. Udar na iznajmljivače kompletnog tog dijela županije, kao i potencijalno strašan udarac za okoliš.
Ovakva gradnja u tom području utjecala bi na floru, faunu te na samo Novigradsko more, a moguće bi dovele i do gubitka staništa mnogobrojnih organizama.
Poznato je da svako korištenje prirodnih resursa neminovno rezultira njihovom promjenom i pri upravljanju njima je potrebno jasno definirati u kojoj mjeri su bilo kakve promjene prihvatljive, što u slučaju ovih nekretnina nije napravljeno.
Bez održivog korištenja, nema ni razvoja ni dugoročnog opstanka lokalne zajednice.
Stoga apeliramo na načelnika da se konzultira sa stručnjacima za očuvanje okoliša, mještanima koji su jako nezadovoljni ali i susjednim načelnicima.

Načelnik Općine Posedarje je već jednom raspisao natječaj čija je početna cijena kvadrata bila uistinu smješna. Riječ je o 20 eura po metru kvadratnom, ali ga je nakon raspisivanja i poništio.
Naime, Općina Posedarje opet je raspisala natječaj u odnosu na dio čest.zem. 143/236 (nove oznake 143/488) i dio čest.zem. 143/125 (nove oznake 143/489), sve k.o. Posedarje, a koje nekretnine su bile predmet prodaje putem javnog natječaja za prodaju građevinskog zemljišta u Turističkoj zoni Posedarje- Svrdlac, Ivandići.
Riječ je o nekretninama na kojima je predviđena izgradnja od 450 vila te iste imaju direktan pristup moru, odnosno nalaze se u samom obalnom pojasu, koji za to područje još nije definiran.
Natječaj je ponovno poništen iz razloga što je tržišna vrijednost nekretnina postavljena suviše nisko s obzirom na njihovu stvarnu vrijednost i s obzirom da su se druge nekretnine u neposrednoj blizini prodavale za višestruko veće iznose.
Riječ je o nekretninama za koje nije određena granica pomorskog dobra.
Sve dok se granica pomorskog dobra ne odredi, neće se sa sigurnošću moći ni utvrditi tržišna vrijednost nekretnina, a svaki ugovor o kupoprodaji takvog zemljišta bi bio ništav.
No, ono što je jednako važno navedenom jest činjenica da je na tom području planirana izgradnja 450 vila te bi takav pothvat u tom području zasigurno izazvao onečišćenje Novigradskog mora.
Ovo nije problem općine Posedarje i lokalnih mještana. Ovo je problem i svih susjednih općina. Udar na iznajmljivače kompletnog tog dijela županije, kao i potencijalno strašan udarac za okoliš.
Ovakva gradnja u tom području utjecala bi na floru, faunu te na samo Novigradsko more, a moguće bi dovele i do gubitka staništa mnogobrojnih organizama.
Poznato je da svako korištenje prirodnih resursa neminovno rezultira njihovom promjenom i pri upravljanju njima je potrebno jasno definirati u kojoj mjeri su bilo kakve promjene prihvatljive, što u slučaju ovih nekretnina nije napravljeno.
Bez održivog korištenja, nema ni razvoja ni dugoročnog opstanka lokalne zajednice.
Stoga apeliramo na načelnika da se konzultira sa stručnjacima za očuvanje okoliša, mještanima koji su jako nezadovoljni ali i susjednim načelnicima.
