Stanari u centru Zagreba suočavaju se s ozbiljnim problemima nakon što je nedavno par u njihovoj zgradi kupio stan od 150 kvadrata, koji je pretvoren u osam apartmana, sve bez građevinske dozvole. Osim što je gradnja u Draškovićevoj ulici provedena bez odobrenja, zgrada u kojoj se nalaze apartmani je zaštićena, što dodatno komplicira situaciju.

Stanovnici su izrazili zabrinutost za sigurnost strukture zgrade, kao i za kvalitetu života u novim okolnostima. Stan, koji je država prodala prije godinu dana na javnoj dražbi za 280 tisuća eura, kupila je Danijela Vujnović s planom da ga preuredi u poslovni prostor zajedno sa svojim suprugom Mariom i poslovnim partnerom Tomislavom Zupčićem, piše Dnevnik.hr.

Renad Međedović, predstavnik suvlasnika, istaknuo je da su postavili pitanje vlasnicima o namjerama, no naišli su na ignoranciju. “Pitali smo što će im šest kada, a rekli su nam da se držimo svog posla”, rekao je Međedović za Provjereno.

Hvalili se radnici

“Prije nekakvih desetak, petnaestak dana smo shvatili da je tu napravljeno više apartmana. Zato što su se prvenstveno njihovi radnici pohvalili da su napravili osam apartmana”, dodao je.

Ovo otkriće izazvalo je zabrinutost među stanarima, koji su odmah kontaktirali nadležne službe, samo da bi otkrili da se sve radi bez potrebnih dozvola, što je potvrđeno i u emisiji Provjereno. Stanari su već pretrpjeli loša iskustva s dnevnim najmom stanova, koji su rezultirali bukom, neredom i neugodom. Strahuju da će se s novim apartmanima situacija samo pogoršati.

Statičar David Anđić iz tvrtke specijalizirane za protupotresno inženjerstvo upozorava na ozbiljne posljedice ovakvih renovacija. “Uvijek odgovaramo naručitelje od takvih zahvata”, ističe Anđić. “Moraš biti jako vješt i dobar izvođač da bi spriječio da se konstrukcija zgrade ne naruši.” Dodaje kako takve promjene ne samo da povećavaju rizik od strukturalnih oštećenja već i mogu dovesti do dodatnih problema u slučaju novog potresa.

Grad: Nemaju dozvole

Unatoč izjavama investitora da su dobili sve potrebne dozvole, gradske vlasti demantiraju tu tvrdnju. Radovi su većinom završeni prije nego što su inspektori izašli na teren, a konzervatori su također prijavili nepravilnosti na pročelju zgrade i ugradnji PVC prozora.

“Ovo njima nije prvi posao, ok, ne ulazim u to što imaju i kako imaju, mene samo zanima sigurnost moje djece, moje nepokretne majke, stanara koji su izrazito zabrinuti za strukturalno oštećenje unutar zgrade”, izjavio je predstavnik suvlasnika.

Nakon snimanja emisije Provjereno, došlo je do incidenta u kojem je Tomislav Zupčić, jedan od investitora, fizički napao Međedovića. Incident je prijavljen policiji, što dodatno naglašava napetost i sukob između investitora i stanara.

Iseljavanje iz centra

Apartmanizacija u Donjem gradu Zagreba postaje sve učestalija pojava, što rezultira smanjenjem broja dostupnih stanova za dugoročni najam. Dok se turistički sektor razvija, stanovništvo se iseljava iz centra grada, a postojeće zgrade, poput ove u Draškovićevoj 35, ostaju izložene.

“Dosta ljudi nasljednika koji su naslijedili te nekretnine je ili prodalo taj stan i kupilo stan dalje od centra ili su krenuli u posao sa najmom”, kaže Robert Faber, predsjednik Vijeća gradske četvrti Donji grad. Iz centra grada u proteklih dvadeset godina odselio se svaki treći stanovnik. 2001. Donji grad je imao 45.108 stanovnika. Dvadeset godina poslije 31.209.

“Na žalost taj trend depopulacije centra grada nije specifičan samo za Zagreb, on je nažalost trend koji je u svjetskim razmjerima, pogotovo veći gradovi imaju taj trend”, zaključuje Faber.

Stanari u centru Zagreba suočavaju se s ozbiljnim problemima nakon što je nedavno par u njihovoj zgradi kupio stan od 150 kvadrata, koji je pretvoren u osam apartmana, sve bez građevinske dozvole. Osim što je gradnja u Draškovićevoj ulici provedena bez odobrenja, zgrada u kojoj se nalaze apartmani je zaštićena, što dodatno komplicira situaciju.

Stanovnici su izrazili zabrinutost za sigurnost strukture zgrade, kao i za kvalitetu života u novim okolnostima. Stan, koji je država prodala prije godinu dana na javnoj dražbi za 280 tisuća eura, kupila je Danijela Vujnović s planom da ga preuredi u poslovni prostor zajedno sa svojim suprugom Mariom i poslovnim partnerom Tomislavom Zupčićem, piše Dnevnik.hr.

Renad Međedović, predstavnik suvlasnika, istaknuo je da su postavili pitanje vlasnicima o namjerama, no naišli su na ignoranciju. “Pitali smo što će im šest kada, a rekli su nam da se držimo svog posla”, rekao je Međedović za Provjereno.

Hvalili se radnici

“Prije nekakvih desetak, petnaestak dana smo shvatili da je tu napravljeno više apartmana. Zato što su se prvenstveno njihovi radnici pohvalili da su napravili osam apartmana”, dodao je.

Ovo otkriće izazvalo je zabrinutost među stanarima, koji su odmah kontaktirali nadležne službe, samo da bi otkrili da se sve radi bez potrebnih dozvola, što je potvrđeno i u emisiji Provjereno. Stanari su već pretrpjeli loša iskustva s dnevnim najmom stanova, koji su rezultirali bukom, neredom i neugodom. Strahuju da će se s novim apartmanima situacija samo pogoršati.

Statičar David Anđić iz tvrtke specijalizirane za protupotresno inženjerstvo upozorava na ozbiljne posljedice ovakvih renovacija. “Uvijek odgovaramo naručitelje od takvih zahvata”, ističe Anđić. “Moraš biti jako vješt i dobar izvođač da bi spriječio da se konstrukcija zgrade ne naruši.” Dodaje kako takve promjene ne samo da povećavaju rizik od strukturalnih oštećenja već i mogu dovesti do dodatnih problema u slučaju novog potresa.

Grad: Nemaju dozvole

Unatoč izjavama investitora da su dobili sve potrebne dozvole, gradske vlasti demantiraju tu tvrdnju. Radovi su većinom završeni prije nego što su inspektori izašli na teren, a konzervatori su također prijavili nepravilnosti na pročelju zgrade i ugradnji PVC prozora.

“Ovo njima nije prvi posao, ok, ne ulazim u to što imaju i kako imaju, mene samo zanima sigurnost moje djece, moje nepokretne majke, stanara koji su izrazito zabrinuti za strukturalno oštećenje unutar zgrade”, izjavio je predstavnik suvlasnika.

Nakon snimanja emisije Provjereno, došlo je do incidenta u kojem je Tomislav Zupčić, jedan od investitora, fizički napao Međedovića. Incident je prijavljen policiji, što dodatno naglašava napetost i sukob između investitora i stanara.

Iseljavanje iz centra

Apartmanizacija u Donjem gradu Zagreba postaje sve učestalija pojava, što rezultira smanjenjem broja dostupnih stanova za dugoročni najam. Dok se turistički sektor razvija, stanovništvo se iseljava iz centra grada, a postojeće zgrade, poput ove u Draškovićevoj 35, ostaju izložene.

“Dosta ljudi nasljednika koji su naslijedili te nekretnine je ili prodalo taj stan i kupilo stan dalje od centra ili su krenuli u posao sa najmom”, kaže Robert Faber, predsjednik Vijeća gradske četvrti Donji grad. Iz centra grada u proteklih dvadeset godina odselio se svaki treći stanovnik. 2001. Donji grad je imao 45.108 stanovnika. Dvadeset godina poslije 31.209.

“Na žalost taj trend depopulacije centra grada nije specifičan samo za Zagreb, on je nažalost trend koji je u svjetskim razmjerima, pogotovo veći gradovi imaju taj trend”, zaključuje Faber.

Stanari u centru Zagreba suočavaju se s ozbiljnim problemima nakon što je nedavno par u njihovoj zgradi kupio stan od 150 kvadrata, koji je pretvoren u osam apartmana, sve bez građevinske dozvole. Osim što je gradnja u Draškovićevoj ulici provedena bez odobrenja, zgrada u kojoj se nalaze apartmani je zaštićena, što dodatno komplicira situaciju.
